Finished chimney chase on a tile roof: stainless steel cap, metal chase cover, white stucco and the sealed joint at the roof

How a chimney chase is built

Four parts that keep the rain out

Most chimneys on South Florida roofs are a chase: a wood frame wrapped in stucco around a metal flue. When one of these four parts fails, water gets in. This one is from our Google Business Profile.

  1. The capSits on the flue and keeps rain, leaves and animals out while the smoke or gas goes up. A rusted or missing cap lets water straight down the flue.
  2. The chase coverThe metal top of the chase. It sheds water off the box. Salt air rusts a cheap one through, and it then funnels rain inside.
  3. The stucco chaseThe wood frame and the stucco skin around the flue. Cracks let water reach the wood, which rots out of sight.
  4. The roof jointWhere the chase meets the roof. Flashing and sealant here keep wind driven rain from running down into the house.

Chimney Repair

Most chimney damage in North Miami Beach starts with water: a cracked crown, a rusted cap or flashing that pulled away from the roof. We trace the leak to its source and repair the part that failed, from a single crown to a full section of brick.

Chimney Sweep

Every wood fire leaves creosote on the inside of the flue, and creosote burns. A professional sweep clears it from the flue walls, smoke chamber and firebox, and gives us a close look at the parts of the chimney you cannot see from the room.

Chimney Inspection

A chimney can look fine from the yard and still have a cracked liner, a blocked flue or a leak at the flashing. Our inspections follow the levels of NFPA 211, from the yearly check of an accessible system to the deeper review a home sale or a storm calls for.

Chimney Cleaning

When a fireplace has gone years without service, smells on humid days or has a flue full of debris, a routine sweep is not enough. A deep cleaning works through the firebox, smoke chamber and flue until the system is clear and we can see its condition.
